Architectural Design
Founded in 2015, it is the heart of DVArea's design work. It integrates creativity and technique with digital tools, focusing particularly on all aspects related to responsibility and ESG criteria. Active in the real estate and urban regeneration sector, DVA supports public and private partners in all phases, from concept to realisation, including financial management and market analysis.
DVA boasts solid experience on construction sites, ensuring support in supplier selection and control over adherence to timelines, costs, and quality of the work. From conception to construction development, and through to monitoring during the lifecycle of the project, DVA adds value to the building process, also thanks to constant interaction with the other disciplines within the group.

Project coordination
The overall coordination of design and designers, both internal and external to the group, is one of our principal strengths and plays a strategic role in optimising processes and ensuring the success of a project. Thanks to interdisciplinary, multi-level coordination and BIM, DVA can serve as a common point of reference for clients and authorities involved. Investment in continuous research, combined with both new and traditional skills that integrate technical expertise and creativity, are key elements of modern design. Sharing tools and collaborative platforms also involve clients and contractors to maximise the exchange of expertise, transforming the designer into a facilitator and enhancing the quality of the final result.
Digital surveys
DVA uses innovative technologies, such as mixed and augmented reality, which allow for monitoring on-site installation and simulating future scenarios. Laser scanners provide precise surveys for models and coordination analyses, while photogrammetric drones rapidly collect topographical and photographic data, supporting the planning and monitoring of the construction site. Integration with BIM enhances project management, while artificial intelligence opens up new possibilities in design, generating photorealistic images and optimising processes.
Assistance with administrative procedures
The Technical Secretariat, throughout all stages of the project, can support the Client in both preliminary and ongoing discussions with the Authorities responsible for issuing Opinions, Authorisations and Approvals.
Preliminary architectural design
This is a creative and technical process involving the conception, planning and realisation of buildings and spaces, aimed at transforming the client’s ideas and requirements into tangible and functional solutions. During this design phase, all architectural aspects are developed and detailed, in alignment with the structural and systems elements of the project. DVA works closely with the client and other stakeholders to ensure that the project complies with all current regulations and fulfils the scope of work. The aim is to create a comprehensive project that can be used to obtain all necessary permits from the relevant authorities.
Executive architectural design
At this stage, DVA focuses on developing the models to make the project ready for construction, specifying all materials, construction techniques, and technological solutions required for its realisation. The executive design, including the use of digital models, ensures that all aspects of the project are clearly defined and ready for implementation, thereby minimising the risk of errors or unforeseen issues during the construction phase. Among the services offered by DVA is the preparation of all economic documentation required for the contract tender: specifications, bills of quantities, and cost analyses, all of which are essential for the selection of suppliers and contractors.
Tender management support
DVA can assist the Client in the analysis and comparison of submitted offers and potential negotiation margins, ensuring that the operator selection process is efficient, allowing the client to obtain the best economic conditions for the realisation of the project.
Support for end-user variations
DVA can assist the Client in managing end-user requests for project variations, following standardised procedures for classifying them by discipline and type, assessing technical and regulatory feasibility, estimating costs, and obtaining approval.
Commercial support
By utilising virtual models, DVA can assist the Client with an innovative Immersive Virtual Reality (IVR) solution, enabling potential purchasers to interactively explore the designed spaces and verify requested variations in real time.
HBIM – BIM applied to historic heritage
H-BIM (Historical Building Information Modelling) is an innovative method for the restoration and enhancement of existing architectural heritage. Beginning with a comprehensive analysis of the building in historical, geometric and material terms, it enables the creation of a detailed digital archive, akin to a “medical record” for the property. This model enables the optimisation of restoration works, improving coordination between disciplines, anticipating issues that would otherwise only arise on site, and ensuring more effective control over timescales, costs and quality compared to traditional methods.
