Modern design and low environmental impact for AbitareIn’s new project

Balducciododici, Milan

AbitareIn has launched a new real estate development at the corner of Via Balduccio da Pisa and Via Orobia, a strategic and dynamic area near the Porta Romana railway yard. Starting from an initial concept provided by the client, DVA was responsible for the architectural design through all phases—from preliminary to executive—coordinating all specialized disciplines via digital models. The firm also handled the permitting process and supported the client during the tender phase.

Featuring a clean, contemporary architectural language, the new complex will integrate harmoniously into its surroundings, acting as an element of urban regeneration. It replaces a former industrial site once dedicated to paper production and lithographic printing, for which environmental remediation has already been completed.

The building is composed of three volumes, offering a total of approximately 51 residential units of varying sizes. Its distinctive inverted “L” layout encloses a private green space of over 2,000 square meters, with walkways and relaxation areas exclusively for residents and guests. Most units will benefit from dual exposure onto green areas: to the east, the pre-existing public park, and to the west, the new private garden. This layout ensures excellent natural light even during winter months.

All apartments are designed with optimized, flexible layouts. Buyers can customize both the floor plan and finishes, allowing them to create a virtually tailor-made home. Generous loggias and terraces are conceived as outdoor living rooms, designed to enhance the comfort and livability of each unit.

Environmental sustainability played a central role in the design, with solutions aimed at reducing the energy consumption of individual units and minimizing the building’s overall impact. Photovoltaic panels will be installed on the upper floors to contribute to the building's energy needs, while heating and cooling will be provided by a state-of-the-art heat pump system. All cladding materials comply with CAM (Minimum Environmental Criteria) emissions standards for construction.

The entire Balducciododici project has been developed using BIM methodology. This made it possible to detect and resolve any clashes between structural, architectural, and MEP systems before construction began. Coordinated models also supported feasibility checks for any buyer-driven variations.

Construction has just begun and is expected to last around two years. AbitareIn has entrusted DVA with both general and architectural construction management.
