A digital implementation plan for residential property management companies

The Territorial Housing Agencies (ATER) have played a crucial role in the development of residential housing in their respective provinces. Initially focused on the construction of affordable and social housing districts, the Territorial Housing Agencies have since expanded their expertise to include the management of real estate assets.
Currently, the Territorial Public Housing Agencies of Udine and Pordenone manage over 12,000 property units, with a focus on the renovation and restoration of existing buildings.
Following a thorough assessment of the needs arising from the evolution of the regulatory and legislative framework, the organisations have taken steps to identify a pathway for updating and developing their operational methodologies, with the aim of finding an effective solution for the internalisation of the BIM methodology and, more generally, for approaching the digital transition within the procurement and construction sectors. To this end, the activities commenced with an initial assessment phase, which enabled a detailed and analytical understanding of the context and the specific requirements of the two entities. Based on this, two implementation plans were developed which, for reasons of efficiency, were coordinated to allow activities to be delivered jointly where possible. The implementation initially involved a small group, within which the key BIM roles for the organisation were identified and trained. These were selected from professionals within the Technical Area, with the aim of then leading a Pilot Project to apply and test, with continued support from the consultants, the tools and methods developed in the previous implementation phases (Standards/Best Practices/Templates, Employer’s Information Requirements, Tender Documentation, etc.). The goal was to progressively disseminate the acquired know-how and adapt it going forward in line with further specific objectives (site supervision, as-built production, management and maintenance, etc.).
