Green light for the regeneration of the Former Banca Popolare di Lecco: building permit granted

The City Council of Lecco has officially approved the project that will transform the iconic building designed by Portaluppi into an internationally oriented Lifestyle Hotel. DVArea, acting as General Designer, will lead the rebirth of this symbol of Italian Rationalism through fully integrated BIM-based design.

The redevelopment project of the former headquarters of Banca Popolare di Lecco in Piazza Garibaldi has received final approval from the City Council, marking the beginning of a new chapter for one of the city’s most significant buildings. After more than 12 years of abandonment, the imposing structure of approximately 10,000 sqm will be converted into a high-end hotel, part of the Tribute Portfolio collection by Marriott International, thanks to the initiative of 753 Hospitality and the support of the Alchemy Partners fund.

DVArea, in its role as General Designer, is responsible for the integrated architectural design, carried out entirely using BIM methodology. The design challenge lies in achieving a delicate balance between preserving the building’s historical value — originally designed in 1941 by Mino Fiocchi and enhanced by the renowned façade by Piero Portaluppi in 1957 — and integrating cutting-edge technological and functional standards. The approved urban planning agreement includes an investment of approximately €600,000 for the redevelopment of Piazza Garibaldi, the arcades of Via Sauro, and Piazza Affari, which will be returned to the community.

“Working on a building of this stature entails a great cultural responsibility,” explains Manuel Romeo, Partner & Technical Director of DVArea. “Each design decision must engage with a structure that has a strong identity; our task is to distinguish what must be preserved from what can be transformed in order to generate new value for the local area.”

With the building permit now granted, the construction phase will enter its operational stage, and clearance and controlled demolition works will begin in the coming weeks. The new hotel is scheduled to open in spring 2028, completing a regeneration process that promises to redefine Lecco’s urban and tourism profile.
